Preventing Mold and Mildew Growth



If you have problems with mold and mildew try to prevent its growth after painting or be forced to repaint sooner than expected. Mildew can damage all paints and the surfaces it is growing on.

Mold and mildew can indicate a leaking roof, poor ventilation, or a host of other problems with your house. Far from just being unsightly, these fungal infestations can trigger allergies and respiratory problems, especially in children in the elderly.



Detecting Mold and Mildew Infestations


Mold and mildew flourish in warm, damp environments; if you notice black, brown, or gray discoloration that looks like dirt, you may have a mold problem. Swab the stain with chlorine bleach; if the culprit is fungus, the discoloration will lighten and disappear within a few minutes.

Solving the Problem

Mold and mildew cannot grow in dry, light, well ventilated spaces. Creating an inhospitable environment is the only way to prevent the mildew from returning and damaging your new paint job. If a leaking roof, condensation, or plumbing problem is contributing to a damp environment, this condition must be corrected as quickly as possible.


Mold and Mildew Prevention Strategies


The best way to control the growth of fungus is to prevent its growth in the first place. A clean, dry, light filled environment discourages its formation.

Mold on siding.

Exterior Mold

  • Landscaping should allow for good air circulation and sunlight. Keep shrubs, mulches, plantings and hanging tree limbs away from your home.
  • Maintain sprinkler systems and redirect sprinkler heads to keep the house dry.
  • Leaky gutters should be repaired and rainwater needs to be directed away from the foundation.
  • Wash the siding and soffits every spring with a pressure washer and mild multi-purpose cleaner.

Interior Mold

  • Install ceiling fans to promote air circulation.
  • Install and use exhaust fans in bathrooms.
  • Use dehumidifiers in rooms that are prone to humid conditions.
  • In naturally humid regions, whole house dehumidifiers should be installed.
  • Wash walls often with bleach and water. A mild solution of 1 cup per gallon should be safe for most painted surfaces.

Test cleaners for compatibility on a hidden area before washing large painted areas.
