We are painting the walls in our rental property and my wife picked white and the 2 rooms we painted already look like they need to be painted again. If we go with a little bit darker of a color, the grayish white that’s on the walls already, will we only have to put one coat on?

Using the same or a very close match to the current color will help with coverage. Also using a good paint, instead of a cheap paint, will also help. Of course you still need to apply the paint at its proper thickness.
If you can get a good looking wall with one coat then one coat is all that is needed.
