Molding Paint- Outside Trim

I had my Exterior trim painted 2 yrs. ago with Lowes best paint {5yr] AND First it had condensation problems in the carport and now all the paint is molding, turning black. Can I paint over this or do I have to kill the mold first?

First clean it using TSP Cleaner, water, hose… then Prime it with an oil base exterior primer sealer (stain killer)… then finish coat (not with Lowes) but with Sherwin Williams A-100 Gloss (or satin or semi)…
