Painting a back porch.

I am painting a 100 year old back porch which has lots of old layers. The last coat was a water based coat put over a previous oil based coat and is obviously chipping and coming up. I am sanding it now. My question is do I need to take all the water based paint off or just rough it up. Also what grit paper is the best to use?

  1. If the last layer is peeling, sanding and painting over it will not stop it from peeling. Sorry, but you will need to remove the offending coat. Pressure wash and let dry. Sand, prime and paint with 2 coats.
