WE DO NOT WANT TO STAIN THE NEW DOOR JUST PROTECT IT. SHOULD WE USE OIL BASE OR WATER BASE SEALANT ON THE EXTERIOR DOOR?

The new door should not need any further coating for "protection"…

If this is a previously stained door then use the same clear top coat that used before. If you don't know what was used then use an oil base spar varnish, this will stick to anything.
